Carson City home sales drop 12.5 percent in October; median sales price $585K, up 15.3 percent

Sierra Nevada Realtors released its October 2023 report Thursday on existing home sales in Carson City, Lyon, Douglas, Storey, Washoe and Churchill counties. The report includes median sales price and the number of home sales in the region. SNR obtains its information from the Northern Nevada Regional Multiple Listing Service.

During the month of October, SNR saw:

— In October 2023, Lyon County had 84 sales of existing single-family homes and manufactured properties, an increase of 16.7% from the previous month.

— The median sales price for an existing single-family residence in Washoe County was $575,000, an increase of 1.8% from the previous month.

— In October 2023, Churchill County had 18 sales of existing single-family homes, an increase of 20% from the previous month.

“Given the price increases and inventory decreases in the Washoe County and greater Carson markets, we are seeing a jump in sales from last month in Churchill and Lyon counties specifically,” said Sara Sharkey, Co-President of Sierra Nevada Realtors. “We are pleased to see Northern Nevada’s housing market continuing to expand across the six counties, especially into the rural regions.”

SNR advises the season change is a good time to plan ahead.

Sales numbers in Washoe, Storey, Douglas, Churchill counties, along with Carson City, are for existing “stick built, single-family dwellings” only and do not include condominiums, townhomes, manufactured, modular or newly constructed homes unless otherwise stated. Sales numbers for Lyon County include existing “stick built, single-family dwellings” only and do not include condominiums, townhomes, however, it does include manufactured homes.

These numbers reflect the statistics from Nov. 4 and are most accurate due to the portal numbers not locking.

Carson City
In October 2023, Carson City had 42 sales of existing single-family homes, a decrease of 12.5% from the previous month and an increase of 16.7% from last year.

The median sales price for an existing single-family residence was $585,000, an increase of 15.3% from the previous month and an increase of 19% from the previous year.

The existing condominium/townhome median sales price in October 2023 was $327,500 an increase of 7.4% from last year.

Douglas County
In October 2023, Douglas County had 52 sales of existing single-family homes, a decrease of 10.3% from the previous month and an increase of 15.6% from last year.

The median sales price for an existing single-family residence was $627,000, a decrease of 1.2% from the previous month and an increase of 14.5% from last year.

Lyon County (Includes manufactured and single-family residences)
In October 2023, Lyon County had 84 sales of existing single-family homes and manufactured properties, an increase of 16.7% from the previous month and a decrease of 12.5% from last year.

The median sales price for existing manufactured and single-family residences were $395,450 an increase of 1.9% from last month and an increase of 8% from the previous year

Churchill County
In October 2023, Churchill County had 18 sales of existing single-family homes, an increase of 20% from the previous month and a decrease of 28% from last year.

The median sales price for an existing single-family residence was $360,000, equal to the previous month and a decrease of 6.5% from last year.

Storey County
In October 2023, Storey County had 2 sales of existing single-family homes, equal to the previous month and a decrease of 33.3% from last year.

The median sales price for an existing single-family residence was $615,000, an increase of 35.6% from the previous month and an increase of 62.3% from last year.

Washoe County (Excluding Incline Village)
In October 2023, Washoe County, excluding the area of Incline Village, saw 373 new listings and 342 closed sales.
The median sales price for an existing single-family residence in Washoe County was $575,000, an increase of 1.8% from the previous month and an increase of 6.5% from last year.

The median sales price of an existing condominium/townhome in Washoe County in October 2023 was $315,000, equal to last year.
